Fed cuts rate .75 and mortgage rates increase.
Is anything going to stop this run away train? What is funny is that the Mortgage Brokers and L.Os are being blamed for this financial mess. I would equate this to a car salesman selling a car and then getting blamed when the drunk driver hits a tree and kills himself in said car. WTF? Customers called in and knew what they wanted, THE LOWEST RATE. This was always an ARM product. If you quoted a fixed rate they would close with the lowest quote which would be an ARM elsewhere. Supply and demand concept. How is this the sales persons responsibility?

Texas hard money Loans
Texas hard money Loans are loans based on the property. If you can fog a mirror, we can get you a hard money loan. The Lender will look at the property for a loan. The better the borrower looks, the more money will be loaned. Expect to see 50% -75% LTV loaned against property. Land Loans are typically 50% LTV. most are stated income loans. Subprime Meltdown complete
It looks like the subprime meltdown is over. 70 Lenders are now out of business including two of our favorites. New Century and Greenpoint are done. A lot of the programs that disappeared are coming back including 100% purchase for < 600 credit scores. We mostly do Jumbo Texas cash outs. I have a $ 5,000,000 deal that should close on Monday. Multi State financing now available
We are now able to lend in 42 States. We signed up as a branch for a bank out of Denver. i will post all of the States soon. The pricing is so much better then before as a broker.

Texas mortgage broker
Not sure what happened to my last posts? Anyways, I wanted to explain the Texas Home equity loan process.
Here are the steps during the 12 day waiting period to close.
1. Application and credit pull.
2. Phone consultation to go over options and tell you what is needed.
3. Order appraisal and open title.
4. Submission .
5. Underwriting requests are gathered if any.
6. Closing.
7. Funding 3 days later.
As you can see it is very easy if you have a system in place.
